We treat a masterplan as a business plan drawn to scale: the phasing, density and infrastructure we decide early are what make the later buildings possible.
We read the land first: access, gradient, services and context set what a site can honestly carry. Our land-use strategy then arranges density and open space so value builds across the whole holding rather than one corner of it.
We plan phasing as carefully as form, because most developments are built in stages and each stage has to work on its own. The phased Mivida development at Garden City, approximately 550 apartments delivered in stages, is the largest example in our register.
What the service includes.
How the engagement runs.
01
Read the land
We appraise access, topography, services and neighbourhood context before we draw a line.
02
Set the strategy
We test land use, density and phasing against your numbers, treating them as design decisions from the start.
03
Draw the plan
Our masterplan fixes circulation, plots and open space, with the flexibility later phases will need.
04
Carry it through
Our documentation supports approvals, and we stay engaged as phases move into architectural design.
Questions clients ask.
What scale of site does the service suit?
From a single plot planned properly to multi-phase holdings: the largest current example is the phased Mivida development at Garden City with approximately 550 apartments across its stages.
Does master planning include the buildings themselves?
The masterplan sets the framework; architectural design then delivers each building within it. Most clients run the two as one engagement so the plan and its architecture stay coherent.
Can you phase a development around cashflow?
Yes. Phasing is treated as a core design input, with each stage planned to stand alone so the development can grow at the pace its sales and funding set.
How does an engagement start?
With the site. Share the location and whatever documentation exists through info@designassembly.co.ke or the enquiry form, and the appraisal conversation starts from there.
