Reading Parklands: why the neighbourhood keeps rising

Six of our projects stand within a few streets of each other in the wider Parklands area: Parklands Mall, Gazebo Apartments and Manzil Heights in Parklands itself, Clock Tower Suites and Wafi Residency on 1st Parklands Avenue, and SP 2 Duplexes on 2nd Parklands Avenue.

A register that concentrated is not an accident, and it is worth reading what it says about the neighbourhood.

Parklands holds a rare combination: established plots within minutes of Westlands, streets that already carry schools, hospitals, worship and retail, and a generation of low rise properties reaching the end of their economic lives. When land like that meets Nairobi's appetite for well located homes, redevelopment follows, and the plots go up rather than out.

What our commissions tell us is that the wave is maturing. The briefs have moved from simply adding units to competing on quality: duplexes and five bedroom plans at Manzil Heights rising twenty floors, a considered mix of four, three and two bedroom homes for the same developer across two addresses on one avenue, and at street level a retail centre with a supermarket, restaurants and conference facilities serving the households the towers bring.

For developers, the reading is practical. The neighbourhood rewards buildings designed for the families it already holds, and it punishes generic stock, because buyers here can compare a dozen towers within walking distance. Unit mix, light, parking logic and the quality of shared spaces decide which building sells and which one waits.

We keep being invited back to the same streets, and that is the strongest signal of all: in Parklands, the market can tell the difference.
